New Living Spaces for Ipswich Town House

Single-storey side extension to form new breakfast room. Renovation of the utility room, bathrooms and cellar.

We were delighted to work with Brooks Architects to deliver an extension and part-renovation of this impressive, traditionally-built, townhouse. The main element of the works involved the creation of a new breakfast room built within the existing internal courtyard. The retained masonry structure was raised and thermally upgraded and we added a flat roof with a feature rooflight.

Being in a Conservation Area, careful choice of brick and some beautiful brickwork detailing helped retain the heritage character of the building. A large, light and airy room now offers superb views to the rear gardens and across the town. We installed a toughened glass panel in the floor to reveal the old steps down to the cellar enabling the owner to keep a careful check on his wine racks beneath.

Additional work included the reconfiguration and full refurbishment of the cellar creating tv lounge with two hidden doors and darts room. We reconfigured the utility room and upper-floor bathrooms, all of which further enhanced the living space and usability of this grand Victorian home.
